Aloha, from Holly

If William Shakespeare were shopping for a home today, I think he might have put it this way: to buy or not to buy? And if we've talked at all this past year, you know I've been sitting with that very question right alongside many of you.

Here's what I'm seeing: the Oahu condo market keeps shifting, and lately buyers have found themselves in a better position than they were earlier in the year. That's good news if you've been on the fence. It opens the door to clearer, calmer decisions about which building, what price, and when to move. But the right answer for you isn't about the market alone. It's personal. It depends on your budget, your plans, and the life you want here.

So before you start falling in love with lanai views, here's where I'd start.

Four Questions to Ask Before You Buy a Condo on Oahu

A clear first pass makes the rest of the search feel a lot more grounded. These are the four questions I walk through with every condo buyer.

1. Budget: What will this home really cost each month?

Not just at closing, but every month after. Look past the list price to the full picture: your mortgage payment, monthly HOA dues, property taxes, insurance, utilities, and the possibility of future special assessments. Two condos with the same price can have very different monthly costs, and that number is the one you'll live with.

2. Preapproval: Am I ready to move when the right one comes along?

Good condos in good buildings don't always wait. Know your preapproval (or your cash plan), the monthly payment you're truly comfortable with, and how quickly you can act without scrambling. Some lenders also look closely at the building itself, so it helps to have a lender who knows Hawaii condos.

3. HOA: What do the condo documents say about the building?

On Oahu, the association matters as much as the unit. Before you make an offer, review the monthly dues, the reserve fund, the master insurance policy, the house rules (pets, rentals, renovations), and any current or proposed assessments. Meeting minutes are often where you'll learn what's really going on: upcoming repairs, rising costs, or projects being discussed.

4. Fee Simple or Leasehold: What does that mean for me?

This one is unique to Hawaii and it's important. With fee simple, you own your unit along with an interest in the land beneath it. With leasehold, the land is leased, so you own the unit for the remaining term of the lease. Leasehold condos can come with a lower price, but you'll want to understand how many years are left on the lease, how lease rent works and when it can be renegotiated, and how all of that affects financing, resale, and long-term cost. Neither option is automatically right or wrong. It just needs to fit your plans.

Buyer tip: Read the full condo documents before you make an offer: bylaws, house rules, financials, meeting minutes, insurance information, and any assessment notices. If something isn't clear, ask before you commit. That's exactly what I'm here for.

Finding Your Fit: Oahu by Lifestyle

Before you choose a building, take a moment to think about how long you really plan to live there, and what you want your life here to feel like five years from now. Think about your commute, your weekends, how much space you need, how much quiet you want, and how often you want to be near the ocean. That picture of your everyday life is usually the best guide to which part of Oahu fits you. I like to think about it in four lifestyles.

City Life — Walkable days and condo living close to work, restaurants, and energy. Think Honolulu, Kakaako, and the in-town rhythm, where convenience comes first.

Suburban Life — More space, a neighborhood feel, and a steadier daily pace. This often means the Westside or Central Oahu, places like Kapolei, where you have room to grow without feeling remote.

Country Life — Quieter roads, more green, and a slower clock. The North Shore and parts of the Windward side lean this way.

Beach Life — The ocean as your backdrop: morning swims, weekends on the sand, and a home that keeps you close to the water, whether that's a resort-style community like Ko Olina or a building just steps from the beach.

There's no "right" Oahu, only the daily life you actually want. My job is to help you find the condo that fits it.
