What it means for you: buyers have more homes to choose from than last year, but the good ones still go fast. Be ready to move when the right home pops up.
Kailua Neighborhoods to Know
Lanikai
Postcard views, the Mokulua islands, and some of the priciest homes on the island. Expect well over $2M, with estates going far beyond that.
Beachside & Kalaheo Avenue
Walk-to-the-sand living along Kailua Beach. Big premiums, and salt air means more upkeep on roofs and railings.
Kuʻulei & Kalama Tracts
A block or two off the beach, with classic Kailua homes and slightly less of a premium than oceanfront.
Coconut Grove
Smaller lots, still close to the beach and town. Often the lowest price of entry within walking distance of the water.
Enchanted Lake & Aikahi Park
Family-friendly, quiet streets, and generally the most approachable single-family prices in Kailua. Great spots for first-time buyers and military families.
You can browse current listings and area info on my Kailua neighborhood page.
Schools in Kailua
Kailua is served by Hawaiʻi State Department of Education public schools, including Kailua High and Kalāheo High, plus several elementary and intermediate schools. There are also private options on the Windward side and in town. School boundaries can be tricky, so always check the exact address with the HIDOE school locator before you write an offer.
Commute & Getting Around
Most Kailua folks drive to Honolulu over the Pali Highway or Likelike Highway, or take H-3 toward Pearl Harbor and the west side. Off-peak, downtown is often 20 to 30 minutes away. Rush hour adds more. Marine Corps Base Hawaii at Kāneʻohe Bay is right next door, which makes Kailua a popular PCS choice. Town itself is very bikeable, and lots of locals cruise to the beach on two wheels.
The Kailua Beach Lifestyle
Kailua Beach and Lanikai Beach regularly show up on best-beach lists. Think paddling to the Mokes, kitesurfing, hiking the Lanikai Pillbox, farmers markets, and grabbing coffee in Kailua Town. It's a slower pace, and most of my buyers tell me that's exactly the point. Just know there's no big-box retail right in town, so larger shopping trips mean a quick drive to Kāneʻohe or over to Honolulu.
What It Costs to Live in Kailua
At a $1.66M median, a 20% down payment is about $332,000 before closing costs. Add Hawaiʻi's higher utility bills, insurance, and groceries. My Oʻahu cost of living guide for 2026 breaks it all down, and you can run your own numbers with my cost of living calculator.
Buying Tips for Kailua
- Get pre-approved first. With a 12-day median days on market, sellers want buyers who are ready.
- Ask about VA and assumable loans. They can change the math a lot here.
- Check flood zones. Parts of Kailua, including around Enchanted Lake and Kawainui Marsh, can carry flood insurance requirements.
- Inspect for salt-air wear and termites. Both are common near the beach.
- Know leasehold vs. fee simple. Most Kailua homes are fee simple, but always confirm.
- Look at the condo market. It's the most affordable door into Kailua.
